Rental Restrictions: Resident must own the home for 2 years before leasing the property.

Ownership: Resident may own only 1 home.

Pets: 2 pets allowed per home.

Parking: - No overnight on-street parking between the hours of 2AM - 6AM. 2 cars can be parked on a single driveway as long as the second car does not encroach the sidewalk. 2 cars can be parked on double driveways, vehicles parked behind must not encroach the sidewalk. If you need additional Parking temporarily (from 1 night to up-to 2-weeks), you need to come to the Reception Desk(Normally Open Mon-Fri. 9:00 - 5:00) to register the vehicle. Garbage: Garbage cans must be stored in the garage

Neighborhood Watch: - We are a registered crime prevention group that empowers residents to become active in community efforts to report suspicious activity to Toms River Police. We also emphasize watching out for your neighbors' well-being and offer assistance when possible.

Outreach: Resident volunteers offer their time and talents for fundraising, donations and provide assistance to residents in need.
